At Iota Associates Limited, we take pride in our track record of successful projects. From acquisition to disposal, we have provided our clients with the highest quality building services engineering consultancy. Each project has its unique challenges, but we are always up for the task. We work closely with our clients to understand their needs and create solutions to meet their goals. The projects listed here were all undertaken by us whilst engaged in other organisations but are shown to demonstrate that we can help you achieve your strategic property goals.

EXAMPLE PROJECTS
Below is a brief summary of a range of projects undertaken over the previous forty years. it is not possible to list them all here but is intended to give an overview of the range of size, complexity, sector and value of experience
51 Lime Street
300,000sqft, headquarters building, City of London. Due Diligence, agreement to lease, heads of terms and base build monitoring of new 23 storey building, agreement of landlord variations for tenant and design of fit-out including 400 seat auditorium, staff and client dining and kitchens, gym.
Riverbank House
300,000sqft, ten storey, banking headquarters fit-out, City of London. Due Diligence and agreement to lease negotiations, tenant variations, 60,000sqft trading, two on site data centres, N+1 roof top generation, additional incoming power supply from south London to act as resilience.
London Millennium Tower
Two million sqft, 97 floors above ground. 5 basements on 1.5 acre site footprint. Public viewing at level 74. 20 floors of residential in two mini towers at top of building. Worked on scheme up to planning submission. The project was never constructed and in it's place 30 St Mary Axe occupies the site.
Data Centres
Acting as account manager for a telecommunications provider assisted in delivering a range of projects across the UK and globally. Included undertaking surveys and gap analysis reports for data centres facilities in Tokyo, Berlin and Buenos Aries. Also undertook many office projects for the client including new local HQ facilities. Set up framework and maintained account for over fifteen years.
Schools
Secured framework with DfES Academy programme and delivered key stage 1 and 2 facility in tandem with a London developer funding partner.
Cinemas
Acted as lead mechanical engineer in design of six multiplex cinemas for an operator across the UK. Various sizes from six to eleven screens and differing solutions to suit local restrictions and circumstances. Installation of new ventilation system into a listed cinema from 1911 in Notting Hill
Hospitals
Design of mechanical services for a number of private hospitals as well as many smaller projects as part of large London hospitals.
London Borough Council HQ
Director responsible for MEP and structural engineering for the refurbishment of a 160,000sqft office and introduce a new public facing facility for all the Council functions.
British Railways Board HQ Euston
Refurbishment of 1930's office into a headquarters for the now defunct BRB. Included executive boardroom and dining, staff canteen. One of first digital building management systems incorporating individual control of fan coil units - common place now but leading technology at the time.
IT Data Storage Manufacturer Showroom and European HQ, Amsterdam
Director responsible for fit-out of office space and provision of showroom for data storage system. Negotiated agreement with local MEP consultant for compliance.
Building Research Establishment
Lead engineer for framework at Garston, Borehamwood and Cardington sites. Amongst others significant works included surveys of 97 buildings to establish asset register and procure a facilities management company to maintain all building services and other equipment. Also acted as lead for multi-discipline (MEP/structures/architecture/QS) delivery of a new fire research burn hall.
Aircraft Maintenance Hangar
Mechanical services lead for new facility at Dublin Airport. Hangar holds two Boeing 747 and four Boeing 737 simultaneously for full maintenance and repair programme.
Museums
Survey and development of brief for provision of new restoration facilities for all the specialist departments at Victoria and Albert Museum into a centralised building. Included a number of laboratory style rooms to handle some of the toxic processes.
British Library
Possibly the smallest project but of huge importance - the air conditioning of a room housing a valuable stamp collection.
Goodmans Yard
New office development in City of London with one of the first atria in UK. In advance of readily available modern software at the time the calculation of cooling loads through the extensive glazing was undertaken with the aid of cardbard models made from cornflake boxes and handheld lighting to mimic sunlight over times of the day and year to the allow effect of the sun's rays to be understood!
Residential
Design of services to a number of complex spaces in listed buildings in London. requires close attention to detail to locate external plant, maintain internal conditions and routing cables/pipes/ducts. Services design for high rise developments.
Retail
Works for shopping centres in London and Yorkshire. Both landlord provisions and tenant fit-out.
Swimming Pool
New 25m pool and gym for private client and new pool for a local authority.
Armley and Strangeways Prisons
Provision of new entry building, visitor centre and holding cell block at Strangeways along with a new remand wing to integrate with the traditional Victorian buildings. At Armley designed new in cell sanitary facilities following prisoner riots. This involved forming WC and wash facilities in the middle cell of a block of three cells. Refurbished main kitchen. Replaced steam boiler plant with new (steam used extensively on site for laundry and cooking as well as heating). All carried out under a framework with Home Office.
Magistrates Court, Office and Museum - Seychelles
Complex project in Victoria, Seychelles. Conversion of listed court building into a museum, construction of new courts and new office building for the national judicial department.
